In short
A structural engineer in Bridgewater classifies the site, designs footings, slabs and retaining walls, and certifies the designs your building surveyor needs. On new lots in Bridgewater, Brighton, Old Beach and Gagebrook, the AS 2870 site class sets the footing design, and walls taller than 1.2 m (0.5 m close to a boundary) need an engineer's design. Fixed quotes arrive within 1–2 business hours.

What site class will my Bridgewater block be?
The site class of a Bridgewater block is only known once the soil has been tested, and it can differ from one lot to the next. AS 2870 groups residential sites by the expected rise and fall of the ground surface between wet and dry spells: Class A (little or no movement), S (0–20 mm), M (20–40 mm), H1 (40–60 mm), H2 (60–75 mm) and E (over 75 mm). Class P covers problem sites, such as uncontrolled fill, soft soils or ground affected by trees.
The class sets the slab or footing system, so it comes before the drawings, not after. On a new subdivision, filling and levelling during the civil works can matter as much as the natural clay, which is one reason we never assume a class from the lot next door.
What engineering does a new house in the Brighton municipality need?
A new house in the Brighton municipality needs three pieces of engineering before the building surveyor can issue a Certificate of Likely Compliance: a site classification, a footing or slab design to suit it, and a Form 35 (Certificate of the Responsible Designer) from each designer.
Classify the site
Boreholes and soil testing set the AS 2870 class for the lot, and note any fill, rock or wet ground.
Design the footings
The slab, strip footings or piers are designed for that class, the house and any cut or fill on the block.
Certify for the surveyor
Each designer signs a Form 35, which goes with the application for the Certificate of Likely Compliance.
A granny flat, extension, garage or large shed follows the same order on a smaller scale. Our site classification and footing design is fixed-quoted per lot, and extensions and renovations are quoted from your plans.
When does a Bridgewater retaining wall need an engineer?
A retaining wall in Bridgewater needs an engineer's design once the soil behind it is deeper than 1.2 m, or deeper than 0.5 m where the wall stands within 1.5 m of a boundary, road or right of way. Cutting a level house pad into a sloping lot can pass those heights quickly. Work through the questions in order:
Does the wall sit in an easement or inside a landslip band?
Either one takes a wall out of low-risk work at any height.
Yes: building surveyor and an engineer's designNo: check the heightIs it over 0.5 m within 1.5 m of a boundary, or over 1.2 m elsewhere?
Below those heights, a wall set back at least its own height from any building is low-risk work.
Yes: not low risk, go to the next questionNo: usually low riskIs it 1.8 m or less?
Up to 1.8 m, a licensed builder can build it to an engineer's design.
Yes: licensed builder plus engineer's designNo: notifiable work, engineer's design and a building surveyor
Retaining wall designs start from $750 + GST. Our retaining wall rules guide explains each threshold in more detail.
What are Brighton's rules for building near a council main?
Brighton allows building near a council main only with consent, and never on top of a manhole. Brighton Council's policy on structures over council mains rules out structures over manholes. Most structures on an easement, or closer than 1 m to the public system, need the council's consent under section 13 of the Urban Drainage Act 2013. Footings beside a pipe are usually taken below its zone of influence so the house doesn't load it.
New property drainage is the other half. Once a property's stormwater goes past the low-risk plumbing limit (a 290 m² catchment, a 100 mm connection and no on-site detention), it is notifiable work, and the system has to come from a licensed designer. See stormwater and drainage design.
Problems with a new build in Bridgewater or Old Beach?
An independent defect report is the place to start if a new home shows cracking, sagging framing or a slab that isn't level. Under the Residential Building Work Contracts and Dispute Resolution Act 2016, contracts of $20,000 or more carry statutory warranties, and claims must be brought within 6 years of practical completion. Disputes go to the Director of Building Control, then mediation, then TASCAT.
Our building defect reports record what is wrong, rate its seriousness and explain the likely cause, in a form your builder, a mediator or the tribunal can read. We are independent of both sides and never quote for the fix. Request a site classification quote.
