In short

A structural engineer in Sorell classifies sites, designs footings, extensions and decks, and reports on cracking. Consultant reports published with 2025 Sorell development applications ranged from Class M to highly reactive H1 on basalt clays, so the class varies by lot. Near the coast, a hazard band can turn low-risk work into notifiable work. Crack reports start from $590 + GST.

Ground
Highly reactive basalt clays; 2025 reports classed one site M (basalt near the surface) and one P (fill)
Coast
In a coastal hazard area, low-risk work becomes notifiable; in a high band, house work needs a permit
Bushland blocks
Bushfire-prone land also lifts low-risk work to notifiable; a bushfire hazard practitioner sets any BAL

How reactive are Sorell's basalt clays?

Sorell's basalt clays can be highly reactive, but the site class depends on more than the clay. Two consultant reports published with 2025 development applications in Sorell both found highly reactive clay over Tertiary basalt. One site was classed M because basalt sat close to the surface; the other was classed P because of uncontrolled fill. Two lots a few streets apart can need different footings, and only a site classification shows which one you have.

Figure 1Characteristic surface movement is how far the ground surface is expected to rise and fall as the soil wets and dries. Highlighted: Class M, given to one of two 2025 Sorell sites where basalt sat close to the surface. The other site was Class P (uncontrolled fill), which has no movement range and isn't shown. Class E has no upper limit, so its bar runs to the edge.Source: AS 2870-2011 Residential slabs and footings; Sorell Council development application documents, 2025.

A footing on an H1 site is designed for 40–60 mm of surface movement, against 20–40 mm on a Class M site, so the slab is stiffer or the footings go deeper. Getting the class wrong in either direction costs money: too low and the house may crack, too high and you pay for concrete you didn't need. We quote site classification and footing design as a fixed price for each lot.

Why does a house on Sorell clay crack?

A house on reactive clay cracks when the ground under it moves unevenly, not simply because the ground moves. A slab designed for the right class rides out normal seasonal movement. Trouble usually starts when one side of the house gets much wetter or drier than the other: a leaking sewer or stormwater pipe, a downpipe discharging onto the ground beside the slab, or a thirsty tree along one wall.

In a slab home, the signs are often inside: tiles cracking in a straight line, gaps opening under skirting boards, doors that no longer latch and cracks running out from the corners of windows. Our crack and foundation movement report rates each crack to AS 2870, finds the likely cause and sets out the fix, from $590 + GST. If someone has already quoted underpinning, get a second opinion from documents and photos first, from $390 + GST.

What changes on a coastal block at Dodges Ferry or Midway Point?

On a block inside a mapped coastal hazard area, building work that would normally be low risk becomes notifiable, so a building surveyor issues a Certificate of Likely Compliance before work starts. In a high coastal hazard band, work on a house moves up again and needs a full building permit. Check the property on LISTmap first: the band changes the approval route before it changes the engineering.

Source: Director's Determination, Categories of Building and Demolition Work. Bushfire-prone, landslip and flood hazard areas have the same effect on low-risk work.

Salt air is the other coastal factor. As engineering practice, we specify fixings, connectors and steelwork to suit the exposure, because standard hardware wears faster near the water.

Extending or adding a deck in Sorell?

An extension or deck in Sorell starts with what the existing house sits on. A new wing on deep footings beside an old slab on reactive clay can move differently from it, so the join between old and new needs designing, not just the new part. We check the existing footings where we can, design the new ones to the site class, and provide a Form 35 for your building surveyor.

Extensions and renovations are quoted from your plans, and deck, pergola and carport designs start from $450 + GST. If the land is also bushfire-prone, the BAL assessment is work for a bushfire hazard practitioner, not an engineer. Request a site classification quote.

FAQ

Structural engineer Sorell: FAQs

Still unsure? Call 03 6146 4747 or send photos for a fixed quote.

What site class are Sorell blocks?
It varies by lot. Two consultant reports published with 2025 Sorell development applications both found highly reactive clay over basalt, yet one site was classed M because basalt sat close to the surface and the other P because of uncontrolled fill. Footings should follow a site classification for your own block.
Does a low deck at Dodges Ferry need approval?
Normally a deck with no roof that stands under 1 m high is low-risk work. Inside a coastal hazard area the same deck becomes notifiable, so a surveyor is involved; our deck designs start from $450 + GST.
How do I find out if my block is in a coastal hazard area?
Look the property up on LISTmap, which shows the planning overlays, or send us the address with your quote request. The band decides the approval route before any design starts.
How much is a crack report in Sorell?
A crack report in Sorell costs from $590 + GST. It rates each significant crack against AS 2870, explains the likely cause and lists the next steps, and the fixed price is confirmed within 1–2 business hours.
My slab is cracking. Do I need underpinning?
Not necessarily. Many slab cracks on reactive clay come from uneven moisture that can be fixed at the source, such as a leak or a poorly placed downpipe. Our report finds the cause first, and if a repair is needed we design it; we never sell it.
Do you cover Midway Point, Carlton and Primrose Sands?
Yes. Site visits cover the whole Sorell municipality, including Midway Point, Dodges Ferry, Carlton, Lewisham, Primrose Sands, Forcett, Penna and Dunalley.
