Do you need a site visit, or can it be done from photos and plans?
Many jobs can be quoted, and some completed, from photos and plans. Inspections and anything that needs testing the ground need a visit, which we make across Greater Hobart.

Local rules
What changes from council to council?
Building categories come from one state Director's Determination, so low-risk, notifiable and permit work mean the same thing everywhere. What changes is local: stormwater policies, pool guidance, heritage lists and the hazard overlays on each lot.
| Council | Worth knowing before you build | Local pages |
|---|---|---|
| Hobart City Council | Stormwater policy (27 May 2024): detention tanks for added hard surface, and consent for work within 1 m of a council pipe. Hobart LPS heritage places and precincts from 26 Sep 2025. | Sandy Bay, Battery Point, New Town, Lenah Valley |
| Kingborough Council | The Taroona Landslide Complex is documented by Mineral Resources Tasmania. The council publishes the Director's Determination and its landslip overlay maps. | Kingston, Taroona |
| Clarence City Council | Its own detention tank table from 40 m², with an engineer's design over 250 m². Pool barriers for water 300 mm or deeper. | Howrah, Bellerive, Lindisfarne |
| Glenorchy City Council | Rosetta is a documented landslide area, and the council requires geotechnical reports in landslide areas. Pool barriers at least 1.2 m high. | Glenorchy |
| Brighton Council | No structures over council stormwater manholes. | Bridgewater |
| Derwent Valley Council | Claremont and Granton are split between Glenorchy and the Derwent Valley, so check which council's rules apply. | New Norfolk |
| Sorell Council | Basalt clays around Sorell can be highly reactive; two 2025 local reports classed one site M (basalt near the surface) and another P (fill). | Sorell |
| Huon Valley Council | Rural and hillside lots: overlays and site classes vary lot by lot, so check LISTmap before you design. | Huonville |
| Northern Tasmania | Desktop reviews, design and certification from photos and plans. | Launceston |
Council policies and fact sheets, Mineral Resources Tasmania and the Director's Determination (v1.4). Check LISTmap for the landslip, flood, coastal and bushfire overlays on your lot.
Hazard overlays change the category
Low-risk work in a landslip, bushfire, flood or coastal hazard area becomes notifiable, and Class 1 work in a high landslip band becomes permit work. We don't prepare BAL assessments: a bushfire hazard practitioner prepares that. Our guide to building approvals in Tasmania explains the categories.
