In short

A structural engineer in Lindisfarne inspects cracking and movement, designs decks, pools and retaining walls, and certifies the work for your building surveyor. A Mineral Resources Tasmania report on a Lindisfarne house notes that dolerite-derived clays are expansive and have caused cracking, so we look at the ground as well as the walls. Crack reports start from $590 + GST, with a fixed quote within 1–2 business hours.

Why do houses crack in Lindisfarne?

Houses in Lindisfarne most often crack because the clay under the footings shrinks and swells as its moisture changes. Mineral Resources Tasmania (MRT) investigated a house in Lindisfarne and recorded that clays weathered from dolerite are known to be expansive and have caused cracking in Hobart and Launceston. That is the documented local pattern, not a rule for every lot: some blocks sit on rock or shallow soil, and only a soil investigation gives the site class.

Expansive clay does its damage when it wets and dries unevenly under one house. A downpipe that empties beside a wall, a leaking stormwater line, a garden bed watered all summer or a big tree near one corner lets one part of the building rise or drop more than the rest. The cracks then show where the structure is weakest: above door heads and window corners, in brickwork that steps along the mortar joints, and along cornices.

Which cracks in a Lindisfarne home need an engineer?

A crack needs an engineer when it is 5 mm or wider, keeps widening, or arrives with jamming doors and sloping floors. Engineers rate wall cracks against the damage categories in AS 2870, the Australian Standard for residential slabs and footings. Width is a guide only. The pattern, the location and whether the crack is still moving matter just as much.

  1. Cat 0Negligible< 0.1 mm

    Hairline cracks.

  2. Cat 1Very slight< 1 mm

Fine cracks which do not need repair.

  3. Cat 2Slight< 5 mm

Cracks noticeable but easily filled. Doors and windows stick slightly.

  4. Cat 3Moderate5–15 mm

Cracks can be repaired; some wall may need replacing. Doors and windows stick, service pipes can fracture, weathertightness often impaired.

  5. Cat 4Severe15–25 mm

Extensive repair: sections of wall broken out and replaced. Frames distort, walls lean or bulge, some loss of bearing in beams.

  6. Cat 5Very severe> 25 mm

Major repair, partial or complete rebuilding. Beams lose bearing, walls lean badly and need shoring. Danger of instability.

Our crack and foundation movement report measures each significant crack, rates it, works out the likely cause and sets out what to do, from $590 + GST. Often the answer is a drainage or plumbing fix rather than a structural repair. If you already hold an underpinning quote, a second opinion from documents and photos starts at $390 + GST.

What Clarence rules affect building work in Lindisfarne?

Clarence City Council applies Tasmania's building categories, and adds its own pool and stormwater requirements on top. These are the rules that most often shape engineering on the northern eastern shore.

WorkRuleEngineering
Pool or spaClarence requires a barrier for water 300 mm or deeper, inflatables included. Pool and barrier are notifiable work, and Clarence's pool page says a separate plumbing approval is also needed.Pool engineering from $850 + GST
New roof or paved areaClarence's Stormwater Management Procedure sets detention tanks from 1,800 L (40–65 m²) up to 4,000 L (200–250 m²).A suitably qualified person designs it above 250 m²
DeckLow risk only if unroofed and less than 1 m above the ground; otherwise notifiable.Deck design from $450 + GST
Retaining wallLow risk up to 0.5 m within 1.5 m of a boundary, or 1.2 m elsewhere; up to 1.8 m with a licensed builder and an engineer's design.Wall design from $750 + GST
UnderpinningNotifiable: a building surveyor issues a Certificate of Likely Compliance.Design and certification, fixed quote

Clarence also accepts MUSIC modelling where a development has to show stormwater quality. Check the procedure for how areas are measured before you buy a tank. For larger additions, our stormwater and drainage design covers the detention calculations and the Form 35.

Building a deck or pool on a sloping block in Lindisfarne?

A deck or pool on a sloping Lindisfarne block needs engineering whenever the deck is roofed or stands 1 m or more above the ground, and for every inground pool. On a slope, the downhill side of a pool shell often works partly as a retaining wall, and the posts and footings of a tall deck resist sideways load as well as weight. On expansive clay, footings are usually taken deeper so they sit below the soil that changes most with the seasons. These are judgements for each site, so we design from your site classification rather than a standard detail.

Planning a pool near the house?

A pool dug close to an existing footing can undermine it. As engineering practice, we check the zone of influence of nearby footings and boundary walls before the shell is set out.

How does a Lindisfarne site visit work?

Most Lindisfarne jobs start with photos. Send pictures of the cracks with a tape or coin for scale, or your plans, through the form above. Within 1–2 business hours you get a fixed quote that says whether we need to visit, what you'll receive and when. Crack and movement reports need a visit; a deck, beam or pool design can often start from plans. Geilston Bay and Risdon Vale are covered on the same terms.

We are engineering only. If the report shows a repair is needed, we design and certify it, and you choose any licensed builder to carry it out. Request a crack report quote.

FAQ

Structural engineer Lindisfarne: FAQs

Still unsure? Call 03 6146 4747 or send photos for a fixed quote.

Is Lindisfarne on reactive clay?
Parts of it are. A Mineral Resources Tasmania report on a Lindisfarne house notes that clays weathered from dolerite are expansive and have caused cracking, but the ground changes from lot to lot. A site classification to AS 2870 gives the class for your block.
How much does a structural engineer cost in Lindisfarne?
Crack reports and structural inspections start from $590 + GST, deck designs from $450 + GST and pool engineering from $850 + GST. Send photos or plans and you'll have a fixed quote within 1–2 business hours.
Does Clarence require a fence around an inflatable pool?
Yes, once it holds 300 mm of water or more: Clarence City Council gives inflatables no exemption. The barrier itself is notifiable work, built by a licensed builder.
Do you cover Geilston Bay and Risdon Vale?
Yes. We make site visits across Lindisfarne, Geilston Bay, Risdon Vale and the rest of Clarence, and your fixed quote confirms whether the job needs one.
Can you check an underpinning quote for my Lindisfarne house?
Yes. A second opinion from the quote, your photos and any earlier reports starts from $390 + GST, with no site visit. We say whether the cause has been found and whether the scope fits it, and we never sell or recommend the repair.
Do I need an engineer for a stormwater detention tank in Clarence?
Not always. Clarence's procedure sets standard tank sizes for areas from 40 m² to 250 m²; above that, or where a standard tank doesn't suit the site, a suitably qualified person designs the system.
